If anyone has any questions about the Phoenix R.E. market in general, the potential attitude of Scottsdale toward cryonics, or the alternative sites he's found, don't hesitate to ask them. I think you'll find Don to be a very nice, very professional and highly ethical guy, just as I have. Besides, he is working for us for FREE. (on speculation) Don's office is literally footsteps from our potential site in Scottsdale and he both knows our building well and thinks quite highly of both the building and our potential deal. I've found this very comforting personally. As I've stated repeatedly, I'm only trying to have alternatives ready in case our deal isn't the best available or we can't get it for whatever reason. This is no more or less than I would do with my own business and would in fact have to do with my own business. For this request for normal precaution, I have been "hung on the cross" by our illustrious board members, in what to me can only be construed as a suspiciously over-protective attitude toward THE Scottsdale building. I assure you that I have no grounds to be suspicious of the board's motives, the suspicions arise from my experience of over 20 years of doing deals with all kinds of people in all kinds of circumstances. I don't recall ever knowing a group to be so convinced, prior to full investigation, of the rectitude of their decisions. Hey! We must all be cryonicists here, just as Steve Bridge says. If we are sure we can defeat death, why should we doubt anything else? Anyway, Don has found two sites in Tempe near the regular airport (sorry sports, no celebrity pull-ups to the back door) which is about 10-15 minutes away. These two vacant free-standing buildings are not as perfect image-wise as the Scottsdale property, but are zoned industrial, are in a softer R.E. area than Scottsdale (for price negotiation purposes), are less politically sensitive (in Don's opinion) and are large enough for either expansion or partial subletting to defray some of the rental expense. The next time anyone knows they will be in Phoenix, give Don a call and he'll be happy to arrange for you to see the buildings. 1) 1525 West 10th Place, Tempe 15,600 Sq. Ft. Asking $41/sq ft 1/2 is offices, 1/2 is open 2) 2405 West Geneva Dr., Tempe 17,236 Sq. Ft. Asking $36/sq ft Our Scottsdale price is $43/sq ft but for less space, so the overall $ required are less. There may be a savings if no move would be required to expand for a while, as Carlos seems to think that the Scottsdale building will be too small "in 3 years". Again, these are just suggestions. I haven't seen the buildings and won't see them soon, so I can't recommend them. I'm taking Don's advice as to their applicability. And even he says these buildings aren't as nice as the Scottsdale building. I, like the board, am doing what I feel is in the best interests of Alcor. This certainly isn't an exhaustive list of potential alternative properties, even in the small area near the Phoenix Airport, so if anyone sees any of them, please be gracious enough to report back to us all.
